Checking-in and Checking-out Times

Our checking-in times is after 2pm. We are flexible in this, please contact us if you need to make alternative arrangements.

When you book, we like you to let us know your expected time of arrival. But don't worry if your plane or ferry or plane arrives late. Also if you arrive unexpectedly early and find the house unattended, just call us. We're probably just a few minutes away!

On the day of departure, Guests are requested to check out by 11am.



On booking, a deposit of £40 is payable. The remaining payment is due the day of the Guests' arrival or departure and can be in the form of cash or cheque.



Although we are not able to offer a cooked evening meal, guests can use the kitchen to cook their own food. If you do choose to use the kitchen, please be aware that a surcharge will be added to your bill if the kitchen is not left in good order.



If you have to cancel your booking:
  • If the customer lets us know that they must cancel their booking more than 14 days before their stay was due to begin, a £40 fee is taken and the rest of their deposit refunded.
  • If cancellation is within 4-14 days of the date they were due to arrive, and we are unable to resell the room, 50% of the accommodation charge will be due for payment by the customer (minimum fee £40).
  • If notice of cancellation is given within 3 days or less of the date that the customer was due to arrive the full accommodation charge will be due for payment by the customer.

If we are able to resell the room for the entire time that the customer was booked to stay they will receive a full refund of their deposit. If we are only able to resell the room for a part of the time that it was originally booked a proportionate deduction will be made from the above charges.

We recommend travel insurance against cancellation.

In the event of cancellation by us:

We do not intend to cancel any bookings for any reason, and will do our utmost to be open if a booking has been made, but if a situation arises which is beyond our control, we fully refund any amount paid, the client shall then have no further claim against us.



Guests pets are not allowed. Our family cat sometimes visits our accommodation. All areas of accommodation are thoroughly cleaned, but we cannot accept responsibility for any aggravation of allergies any guests may have to animal fur.



We have full public liability insurance but are not able to accept liability in the very unlikely event of damage to or theft of guest belongings or vehicles whilst on the premises.


Guest's Responsibilities

Instructions of what to do in the event of a fire are in all the rooms; it is the guest's responsibility to read these and ensure they are familiar themselves with the layout of the exits. The Isle of Lewis B& B is a non-smoking property. Guests are asked to respect this.


Nut and other food allergies.

We do our best to cater for a variety of diets but we cannot ensure that food is free from minute traces of nuts or other food allergens.



We offer free Wi-Fi for our guests to access via their own laptops and internet enabled gadgets. Please note that our wireless broadband is subject to network availability and a fair usage policy.
